The residential conveyancing team is headed up by John Pugh who boasts a wealth of experience in all conveyancing related matters.

The Buyer and Seller have to agree a price and instruct their respective solicitors to start the conveyancing process.
In addition to your conveyancing solicitor's fees there are various other conveyancing fees and expenses (often called disbursements). These expenses will normally be the same regardless of which solicitor or conveyancer you instruct but some, such as searches, can differ depending on which search provider a firm uses.

The purchase of my property whilst using LP was infuriating, and I will never deal with this company again. The purchase time was meant to take a couple of months. I had no chain, the seller had no chain, I had an agreement in principle, and yet it took 5 months! I had to constantly chase LP to just complete things, some of which they said they'd done, and I had direct proof that that wasn't the case.
Their app is awful. I twice submitted my proof of address but for some reason it wouldn't accept it. I then had to contact the team to sort it. None of which was easy. At one point towards the end LP had miss-filed a key document which held the purchase up by three weeks. It says on their website that there's no hidden fees? They tried to ask me for several hundred pounds more to complete in less than a week, and it was them that help up the process! LP embody everything that is wrong with Solicitors. I hope to never deal with them again. Useless.

Absolutely appalling service by Team 9 from start to finish. I instructed them and paid my survey fees in August. It is now January and I have not exchanged nor completed. My vendor sadly passed away a week after my offer was accepted. Lambert Pugh took it upon themselves to not instruct my searches until after probate had gone through. I Did not get consulted about that at all! Probate was achieved very quickly by the executor and I had assumed my searches would be back within weeks, this should have meant I would complete on my property in November.
They then sent me the paperwork to check, the deeds of which stated I was buying a house and a garage. There is no garage. When I queried this Lambert Pugh told me not to worry as the land was still the same on the plan. not really the point. I had several fruitless weeks trying to state I wanted things to be correct before contacting the land registry myself, who advised this could be changed with one simple paragraph on the TR1.
They even had to send me an email so I could forward it to Lambert Pugh telling them how to do it. Next I received my searches back. They advised the property was at risk of flooding. The official search report also enclosed, stated no to low risk of flooding. Another error. Now I am trying desperately to exchange, they were aware I have been chasing this and I was told we were just waiting for searches.
These arrived in between Christmas and New Year. They were closed. Fair enough, I rang on the 4th January and asked them to apply for my mortgage drawdown. I had already sent them over 50000 deposit so we could proceed immediately. I was refused to speak to a senior and refused a callback. I was emailed to say my file would be sent for signing off.
This is now a week later and I have just been advised they do not have a signed copy of my contract! I have asked them to apply for the drawdown and they have refused because my file isn't signed off despite the fact I have said I will send the contract in tonight's post guaranteed next day delivery. They said they can't, what they basically mean, is they WON'T.
I have had better luck with chocolate teapots. I will be reporting them to the Legal Ombusman. Their total lack of urgency, attention to detail and downright incompetence is very likely to leave me living in a building site for months due to the refurbishment works required being unable to be carried out in time. The alternative is to leave my parents in their 70's and 80's homeless. I cannot say strongly enough avoid this firm like the plague!

After seeing some of the positive reviews for Team 9 on here, I decided to instruct Lambert Pugh for what should have been a plain sailing chain free and freehold purchase. Although the team were quick to set up registration and take my instruction, it's been downhill from there so far. You can never actually speak to one of the Conveyancers or Seniors - all calls are handled by Assistants.
This means that it is easy for the team to miss vital emails, information, and paperwork as you are constantly passed from post to post without a dedicated point of contact. I have waited and waited for the file to be signed off by a Senior Conveyancer so we could exchange contracts, only to be told they were missing money laundering paperwork. This was actually sent to them a month prior, but was never attached to the file or responded to.
These kinds of needless enquires and small errors at the very last minute have lead to unnecessary delays and additional stress, with my sale now in jeopardy. Even the estate agents are now hounding me with calls because they have complained that the communication is appalling and it takes days for them to receive an acknowledgement email. Responses to all parties are incredibly slow and it takes them days to action a simple request.
I would never usually write a public review of this kind, but having exhausted all avenues and not being able to speak to a senior colleague at the firm to express my frustrations, I feel like I have no other option. Should things change, I would be more than happy to update my review to reflect my experience with Lambert Pugh.

As part of a large chain, they represent the buyers at the bottom who unfortunately are first time buyers who knew no better. Had they spoken to their estate agents first, they could have informed them of Lambert and Pugh's reputation of being unprofessional, carefree and indescribably slow. They have completely held up the chain by ignoring enquiries, not responding to estate agents and then raising needless enquiries at the last minute. Avoid like the plague.

Being a first time buyer, I didn't know what to expect in terms of the conveyancing process, but Team 9 at Lambert Pugh were absolutely brilliant. From start to finish they kept me well informed and responded to my queries really quickly. They explained everything in detail and were always very easy to get hold of. The whole process went really smoothly and quickly. I can't recommend their services enough - thank you!

I used them after our solicitor told us they have a handful. We searched online and got Lambert Pugh. Though sceptical due to no physical office I can go to but I must say I am glad I did. The responded well and assisted us all the way. We were supported and listen to. They made sure all queries were answered though you need to also follow up to make sure all is on track. I will recommend them again Very helpful

Team 9 at Lambert Pugh got the job done so efficiently & quickly. The app to sign all the docs at the start, the queries raised & chased up quickly. Every time I had a query they answered the phone & dealt with it. All this for an unbelievably cheap price compared to local solicitors & cheaper than others online. Can't recommend enough.

Please read the various review web sites before you engage with this firm to get a balanced view. For our purchase they failed to properly advise us on a claimed right of way over the property which we now know is a 30 year dispute with the neighbour which has subsequently cost us thousands in legal fees, devalued our property, we are threatened with court action constantly by the neighbour unless if we give in to their demands and it has been 6 years with no end in sight.
A living nightmare if we had known we would not have gone through with the purchase and note that any decision we made was based on their incorrect legal advice. In addition when we raised a complaint they manipulated and mislead us so that we were then not able to raise the issue with the Ombudsman.

Totally outstanding and very reasonably priced. The initial searches in a purchase prevented me buying a nightmare house and Anita Williams (Team 8) was very communicative and patient indeed, an absolute star. The second house I put a successful offer in for was a Grade 2 listed property which left me with some trepidation, so they even brought in Mr Liam Wallace, whose additional experience meant that nothing was left to chance. Incredibly rapid communication and thorough in all aspects. I'll be using them if ever I need such a company again. Having bought and sold several houses over the decades, Lambert Pugh are the best experience I've had.

We recently used Lambert Pugh to conveyance the purchase of our house. We had used them in the past to purchase a house. Mistakenly we went with another firm first to conveyance the sale our house. We could not have been happier with the service we received. We were assigned a 'team' mailbox to email / call, who were extremely attentive. (We had Team 9, I'm not sure if that matters, but they were excellent).
We never had an email unanswered by the end of the day and urgent emails were responded to immediately. Our house sale was not progressing and the other firm were a nightmare, Lambert Pugh were the complete opposite, actively pushing the purchase forward, chasing others in the chain to progress the purchase. They were always clear when we asked questions and when the seller was pushing for exchange completion before we had funds, Lambert Pugh were able to advise us how to approach this.
Couldn't recommend more highly. Very cost effective, do not overcharge for trivial things so the costs secretly mount up. The quote is close to or identical to what you pay. The service is second-to-none.

One star only because I couldn't give a zero! All of the negative reviews you will find online are true! Our buyer is using this company and they are an absolute joke! Our solicitors, estate agents and buyer have been trying to get them to exchange and complete for three weeks now. And for the first two weeks they ignored all calls and emails from everyone including their own client.
They have since requested irrelevant information from my buyers lender (confirmed by said lender to be completely pointless as they had already made an offer!). All parties in our small chain (buyer - us - onward purchase) had agreed a completion date of the 27th July and yet we are still waiting for these comedy solicitors to pick up the phone and respond!
We accepted the offer on our house in early March and solicitors were instructed within a couple of weeks. Yet we are still not moved! We are now approaching the 5 month mark and our onward purchase is in jeopardy. Please do not use these 'solicitors' if you can even call them that!
They have since requested irrelevant information from my buyers lender (confirmed by said lender to be completely pointless as they had already made an offer!). All parties in our small chain (buyer - us - onward purchase) had agreed a completion date of the 27th July and yet we are still waiting for these comedy solicitors to pick up the phone and respond!

Please do your research before using this company! Inexperienced staff, non returned calls, commission driven selling of unnecessary indemnity policies, delays that nearly cost us the move and the conveyancer went on holiday on the day of our move and didn't leave any file notes. Incorrect final statement leaving me short by 10k. A truly awful, rude and cash grabbing company - avoid or regret it.

I found them on reallymoving.com and used them because they were 400 cheaper than other quotes, and because John Pugh had a good reputation in the Norfolk area. It all started to go wrong when 3 weeks in, and after cashing 250 for property searches, it turned out they didn't have enough insurance to do the mortgage work. At that point I should have bailed, but ended up spending 300 to get another firm of solicitors to do the mortgage work in addition to Lambert Pugh's work.
At I always found their staff extreme polite and helpful, but very inexperienced, and if it wasn't on their script, they struggled or dodged the question. My trainee solicitor didn't last her first year, and there seemed to be very few qualified and experienced people in the office. Which meant that the solicitors acting for the mortgage company kept forcing Lambert Pugh to redo their work. Finally completed after nearly eight months.
