Unlike some of our local competitors who pay estate agents a Referral fee of 450.00 per client referred to them we refuse to comprise your position with these types of financial arrangements just in case your interests conflict with that arrangement. The minimum fee estimates noted below covers the legal work required to complete the sale or purchase of your home, including dealing with repayment of your mortgage (sale), registration of the property transfer with the Land Registry (purchase) and dealing with the payment of Stamp Duty Land Tax (purchase) if the property is in England, or Land Transaction Tax (purchase) if the property you wish to buy is in Wales.
You could consider obtaining a Grant of Probate yourself. However, that task is often complicated by the emotions of having just lost a loved one. Often our clients express how they feel overwhelmed with dealing with Probate matters without some form of professional help. A Grant of Probate is a Court issued document that evidences that the person applying for Probate has the legal right to transfer or sell the deceased's assets in accordance with the deceased's Will.In some cases, when an estate is very small and or assets are held in joint names, a Grant of Probate may not even be needed.

Thankyou to Eleanor (Probate Solicitor), for a fantastic service. Eleanor is friendly, empathetic and approachable. My Will was dealt with quickly and efficiently and I didn't need to make any amendments. The Receptionist is also very nice and easy to speak too. I highly recommend this firm and that is coming from someone who can be quite hard to please.
